ENERGY PERFORMANCE CERTIFICATE (EPC)

What is an EPC?

It is a document which shows how energy efficient your home is.

Your property will be given a rating from A to G (where ‘A’ is the most efficient and ‘G’ is the least efficient).

The EPC will let the person who is using the building/house/apartment know how costly it will be i.e: to heat and light, and what its carbon dioxide emissions are likely to be.

The EPC will also state what the energy efficiency rating could be if improvements are made, and highlights cost-effective ways to achieve a better rating. Even if you rent your home, some improvements noted on the EPC might be worth your while – such as switching to more energy-efficient light bulbs.

In Spain the Energy Performance Certificate lasts for 10 years.

Who needs an EPC? Will you be able to rent or sell your property without an EPC?

In Spain after 1st June 2013 every domestic property for sale or rent needs to have an Energy Performance Certificate. The EPC needs to be available to potential buyers as soon as you start to market your property for sale or rent.

This does not apply to properties that have been rented out on a long term basis before 1^st June 2013. These properties require an Energy Performance Certificate only when a new tenancy is agreed.

Who issues the EPC?

You must get a qualified Energy Assessor to produce the EPC.EPC’s are issued by qualified architects, technical architects and engineers.

What happens if you do not have an EPC?

People that have a property for sale or rent without an EPC will be fined.
